In a Minneapolis Suburb, a hailstorm impacted 41 multifamily buildings. When the insurance claim was filed, the carrier brought in an engineer who concluded there was no storm-related damage—ultimately leading to a denial of the claim. After reviewing the engineering report and conducting our own thorough investigation, Gavnat challenged the denial. We provided evidence that contradicted the engineer’s findings, and the carrier ultimately agreed, issuing a $2.4 million scope for full roof replacement. During our inspection, we also identified significant damage to the windows—damage that had not been accounted for in the carrier’s initial assessment. Through persistent communication, accurate documentation, and strategic negotiation, we worked with the carrier to secure an additional $5.8 million for window replacement. All of this was accomplished without the need for appraisal, saving the association time and additional legal expense!

From 179K to 28M – Appraisal Success for Condominium Complex!

The insurance carrier initially evaluated the loss at $179,000, including limited consideration for metal components. After conducting a comprehensive assessment with our team of experts, it was clear the full scope of damage was not properly captured, and the carrier declined to approve our findings. We proceeded to appraisal to ensure a fair and accurate resolution.

The appraisal panel ultimately awarded $28,391,109, recognizing the true extent of the loss. The final award included full replacement of the modified bitumen roofing systems, all sheet metal components, HVAC systems, and skylights—delivering a significantly more accurate outcome aligned with the property’s actual damages.

Gavnat was engaged to support a historic condo building after a hail storm in August 2023. Built in 1887, this condo building required multiple specialists to evaluate its unique architecture and metals – specifically copper. After an initial insurance estimate of 21K for damages, Gavnat was brought in for our expertise, along with external experts to negotiate this claim up to its policy limits of 14.9M. Through collaboration and expertise, this claim was successfully resolved without appraisal or legal intervention to maximize the endorsements of the policy and keep this historic building’s charm!

From $28K to $2.63M – Recent Results – Minnesota

A contractor brought Gavnat in to help a townhome association in Southern Minnesota whose carrier only approved 28k in siding damage throughout the entire association. Gavnat performed a full scope of the property, documenting damages to the roofing and siding before the adjustment. Gavnat met with the carrier’s adjuster; he agreed that the roofs were damaged but wanted to hire an expert for the siding. Gavnat collaborated with their expert onsite, and agreed with our itel reports. Therefore, 19 of the 20 buildings were approved for full siding replacement. The settlement went from 28k and minor siding repairs on 19 of the 20 buildings to Full Roof replacement on all 20 buildings as well as full siding replacement on 19 of the 20 buildings for $2.63M. The building that did not receive full siding received 2 elevations that were damaged.
